Securing a mortgage requires proving to lenders that you are a reliable borrower. While you will need to gather standard financial documents like tax returns, pay stubs, and bank statements, qualifying ultimately hinges on three critical pillars:
1. A Strong Credit Score
Lenders use your credit score to assess risk. A score of 760 or above is ideal, granting you access to the lowest interest rates. Scores between 700 and 759 are considered good, while scores from 650 to 699 are fair. If your score dips below 650 due to late payments or outstanding debts, conventional loans may be out of reach. In this case, an FHA loan (which accepts scores down to 580) might be an option. Review your credit reports annually to catch and dispute any errors.
2. Stable Income and a Low DTI Ratio
Lenders look for at least two years of steady employment history. They evaluate your financial capacity using the Debt-to-Income (DTI) ratio, which compares your monthly debt obligations (car loans, student debt, credit cards) to your gross monthly income. Ideally, your total monthly debt—including your future mortgage payment—should not exceed 36% of your income.
3. A Down Payment
While a 20% down payment is standard and allows you to avoid paying Private Mortgage Insurance (PMI), other options exist:
- Conventional Loans: Can require as little as 10% down, though you will pay monthly PMI premiums.
- FHA Loans: Allow down payments as low as 3.5%.
- VA Loans: Offer 0% down payment options for eligible military service members and veterans.
